Replacing an Aging or Unsafe Deck
One of the biggest mistakes you can make when replacing a deck is assuming the new deck should have exactly the same footprint.
Before we design the replacement, we look at what worked and what didn't.
Could the deck use another six feet of space? Would moving the stairs improve access to the yard? Is there room for separate dining and seating areas? Would different railings open up the view? Does it make sense to stay with wood, or are you ready to stop staining and move to composite?
We also evaluate the existing structure rather than assuming everything underneath the decking can be reused. Rot, deterioration and previous construction shortcuts need to be addressed before new decking goes on top.
This gives us an opportunity to turn an older deck into something that better fits how the home and backyard are used today.

The Little Builder Deck Doesn't Have to Stay
This deserves a very different treatment from the patio page because it is such a recognizable problem.
Drive through newer neighborhoods in Delaware, Powell, Lewis Center, Galena or Sunbury and you'll see it everywhere: a beautiful new home with a tiny pressure-treated deck or landing hanging off the back.
It technically gives you access to the backyard. That's about it.
If you already know you're going to replace it, we'd rather talk about what the deck should have been in the first place.
How much room do you need for a dining table? Do you want a separate place to sit? Where should the grill go? Do you need shade in the afternoon? How exposed are you to neighboring homes? Would a deck alone solve the problem, or would a deck and ground-level patio make better use of the yard?
These questions are especially relevant in Delaware County's newer, medium-density neighborhoods where homes can be relatively close together and backyards often arrive with very little landscaping or privacy.

Sometimes Wood Is the Right Choice
Composite gets a lot of attention, but we don't believe every homeowner automatically needs the most expensive decking material.
A properly built pressure-treated wood deck can provide a lot of outdoor space for the investment. Wood may make sense when keeping the initial project cost down is important, you prefer natural lumber, or you don't mind the maintenance required to keep it looking good.
The tradeoff is maintenance. Wood will need periodic cleaning, staining or sealing and will naturally change as it ages.
That's why we build both.

A deck can have beautiful materials and still be frustrating to use if the proportions are wrong. We consider many different aspects before settling on the layout.
Deck Size & Layout: We'll plan enough usable space for what you actually want on the deck rather than choosing dimensions arbitrarily.
Stairs & Backyard Access: Stairs take up considerable space and affect how people move between the house, deck and yard. Their location should be intentional.
Railings: Railing style affects the appearance of the deck from both inside and outside the home. Composite, aluminum and other railing options can dramatically change the finished result.
Multi-Level Decks: For homes with significant elevation changes or walkout conditions, multiple levels can help connect the house to a lower patio or backyard.
